Disclosure and Credit Guide

Important information about our credit services, the lenders we work with, our fees, and the commissions we receive.

This Credit Guide sets out important information about us and the credit assistance we provide. You are entitled to receive this information before we provide you with credit assistance. Please read it carefully and contact us with any questions.

Broker Group

We obtain mortgage aggregation services from Pennley Pty Ltd (Choice) (ACN 071 979 498, Credit Representative Number 392528), a member of the Loan Market Group. Our broker group provides IT systems, loan information and lodgement systems, training, commission processing, and assistance with regulatory and compliance obligations. Our business is owned and managed independently from the broker group.

We have access to a panel of over 40 lenders through our aggregator. The lenders we conduct the most business with are:

  • Commonwealth Bank
  • Westpac
  • St.George
  • Macquarie
  • Suncorp
  • ANZ

We are accredited with a range of other lenders in addition to those listed above. A full list of the lenders on our panel is available on request.

What is a Credit Representative?

A Credit Representative is a person authorised by a credit licensee to engage in specified credit activities on behalf of the licensee. Our licensee is ratesonline.com.au Pty Ltd.

What is Credit Assistance?

We give you credit assistance when we:

  • assist you to apply for a particular loan or lease;
  • suggest you apply for a particular loan or lease (or suggest you apply for an increase to an existing loan); or
  • suggest you remain in your current loan or lease.

Our Assessment

Before we provide credit assistance to you, we assess whether the particular loan or lease is suitable for you. To do this, we will make reasonable enquiries and verify that:

  • the loan, lease, or increase will meet your objectives and requirements;
  • you can meet the proposed repayments without substantial hardship; and
  • the loan or lease will be in your best interests.

We will not provide you with credit assistance if our assessment shows that the loan or lease is unsuitable.

You can request a copy of our assessment at any time up to 7 years after we provide credit assistance. We will provide you a copy within 7 business days if requested within 2 years of the credit assistance proposal, or within 21 business days otherwise.

Fees and Charges

We will not charge you any fees for providing credit assistance in relation to residential mortgage loans. Biju Surendran may receive remuneration from ratesonline.com.au and/or the broker group, and does not charge you any fees or charges in relation to acting as a Credit Representative for residential mortgage loans, except in very limited circumstances where the broker has discretion to charge a fee. In such cases, the fee will be disclosed to you in writing before you proceed.

You may have to pay other fees and charges (such as application fees and valuation fees) to the lender, lessor, or other parties. You should review the disclosure documents and your loan or lease contract for further details.

Commissions

ratesonline.com.au has appointed our broker group as its agent to receive commissions from lenders and lessors and to pay us commission in relation to the loans and leases for which we provide credit assistance. The total commission we receive may vary depending on the lender, loan term, features, amount, and timing of repayments.

Home loans, investment property loans, personal loans, and asset finance

  • Upfront commission: generally in the range of 0% to 0.8% of the loan amount, paid by the lender after settlement.
  • Trail commission: generally in the range of 0% to 0.3% per annum of the outstanding loan amount, paid in arrears. Trail commission is generally not payable on personal loans and asset finance.

Leases

  • Upfront commission: generally in the range of 0% to 4% of the lease amount, paid by the lessor after settlement. Trail commission is generally not payable on leases.

Further detail of the commission earned will be included in the credit proposal disclosure document we provide you when we give you credit assistance. You can request information at any time about the fees we are likely to receive, how those fees are calculated, and our reasonable estimate of the commissions payable.

Non-Financial Benefits and Referrals

We and our broker group do not receive any volume-based benefits for residential home loan products. From time to time we or our broker group may receive a benefit (such as a cash bonus, additional commissions, or indirect benefits like training, professional development, or sponsorship) if we or our broker group write a particular volume of loans for commercial and lease products.

If a third party (such as a real estate agent, accountant, or financial planner) has referred you to us, we may pay them a commission or fee. Further information about referral commissions, including our reasonable estimate of the amount payable and how it is calculated, is available on request.

Complaints and Disputes

We are committed to providing a high standard of service. If you have a complaint, please follow the steps set out on our Complaints page. Our internal team will acknowledge receipt within 5 business days and aim to resolve your complaint within 30 calendar days.

If you are not satisfied with our response, you may refer the matter free of charge to the Australian Financial Complaints Authority (AFCA), our External Dispute Resolution scheme.
